Walk the listing once. Skip the typing.
Documenting what is in a furnished listing usually means writing out every item by hand. Photograph the rooms instead and the list comes back built, with only the exceptions left for you to decide.
How it works
Photograph the property
Walk the property with your seller and photograph it, up to 40 photographs. Most listings take a few minutes rather than an afternoon.
Nobody types an inventory
What comes back is a list of the items that can be identified, so you are not building one by hand.
Mark what stays and what goes
Mark each line as conveying, retained by the seller, or negotiable, with a note where something needs one, such as “TV conveys but wall mount remains.” Every line starts with a sensible position already set, so you only touch the exceptions.
Issue a clean schedule
When negotiations finish, issue the Personal Property Inventory and Conveyance Schedule. It carries its own reference and date, and it is frozen once issued. It is an inventory only, so you attach or reference it using whatever form your brokerage approves.
$49 per transaction
One payment, not a subscription. If the deal is renegotiated, you can issue the schedule again at no extra cost.
